Recent asking-price changes include The Park Ward Village’s 3-bedroom at Unit 3902, now asking $2.59 million, while Pacifica Honolulu’s 1-bedroom-plus-den at Unit 1904 is currently under contract with a $709,000 asking price. On the high end, Anaha added a $3.5 million 3-bedroom front-corner condo, and the week also included closed sales from The Park, Aeʻo, Victoria Place, and Pacifica Honolulu. For a buyer deciding between Ward Village and established towers, I would compare the new The Park pricing against the recent closed studio and one-bedroom results in the same building, then weigh that against Aeʻo and Pacifica for fee simple ownership, amenity set, and monthly maintenance. In Kakaʻako, the spread between newer premium towers and established buildings remains wide enough that building-by-building comparison is still the best way to buy wisely.”
