October’s closed sales in The Collection showed a mixed result for the month versus September. Closed sales increased to 5, the median sale price was $775,000, and the average listing-to-closing time was 135 days. The average sale-to-list pct was 97.5%, which was a little lower than the prior month.
October brought one more closed sale than September, but the sales mix shifted lower at the median. The median sale price was $775,000, while the median sale price per square foot was $1,259. Because this is a small monthly set, the mix of units sold can influence the medians.

The Collection Condo Market Report: October 2026
“From my perspective, October reads as a month where the sold mix mattered as much as the headline numbers. The closed-sale count improved, but the lower median and longer listing-to-closing time suggest a more varied set of outcomes across the condos that sold.”

Get in TouchThe Collection Monthly Condo Market Questions
What changed most in October compared with September?
The closed-sale count rose from 4 to 5, but the median sale price moved lower and the average sale-to-list pct eased a bit. The average listing-to-closing time also increased, so the month had a slower pace in that respect. In a small monthly set, a different mix of units can shape the median more than a broad trend.
Does a lower median sale price mean values fell across every condo?
No. A median change is a change in the sales mix, not proof that every condo appreciated or depreciated. A month with more smaller or lower-priced sales can pull the median down even if individual outcomes differ.
How should buyers read the sale-to-list pct?
The sale-to-list pct shows how each condo’s sold price compared with its recorded asking price. In October, all five sold below asking, but the gaps were not the same from one condo to the next. It is best read as a pricing and negotiation indicator, not a stand-alone verdict on value.
Why do the listing-to-closing times vary so much?
Each sale had its own path from list date to closing date, so the figures ranged widely. Some condos closed relatively quickly, while others took much longer to reach closing. That spread can reflect different pricing, property features, contract timing, or buyer and seller circumstances, but the numbers alone do not prove why.
What stands out about the sold condos in this report?
The month included a mix of a studio, one-bedroom, and two-bedroom condos, which helps explain the differences in price and pace. Several listings mentioned views, parking, storage, or interior updates, but those remarks are unverified claims from the listings. The clearest takeaway is that October produced one more closed sale, with a lower median and a slightly softer sale-to-asking result.
