
Ala Moana luxury condo buildings at the top of the market
Ala Moana is one of Honolulu's most desirable neighborhoods for condominium living, but the market is much more diverse than many buyers realize. The area ranges from older oceanfront buildings to newer high-rise developments and some of the most exclusive residential properties in Hawaiʻi.
For buyers looking at luxury condos in Honolulu, Ala Moana deserves particular attention. You have direct access to Ala Moana Beach Park, Ala Moana Center, Waikīkī and Kakaʻako, while some of the neighborhood's most prestigious residences offer expansive ocean, Diamond Head and city views.
I specialize in Kakaʻako and Ala Moana condos, and one of the things I find most useful for buyers is understanding how the buildings compare. The most expensive building is not necessarily the best fit for every buyer, and the difference between buildings can come down to location, size, views, amenities, privacy, services, and the overall ownership experience.
Here is how I would generally position the major luxury condo buildings in Ala Moana, from the highest end of the market through the more accessible newer buildings.
1. Park Lane Ala Moana
Park Lane is in a category of its own when it comes to luxury condominium living in Ala Moana. Rather than being a traditional high-rise tower, Park Lane is a collection of low-rise residential buildings spread across a seven-acre oceanfront property directly beside Ala Moana Beach Park and Ala Moana Center. The residences are exceptionally large compared with most newer Honolulu condos, with floor plans ranging from smaller residences to expansive penthouses, and some of the largest homes exceeding 4,000 square feet.
The setting is one of Park Lane's biggest advantages. You have direct access to Ala Moana Beach Park and the ocean, and you're connected to Ala Moana Center. The property itself is landscaped more like a private residential estate than a conventional condominium tower, with extensive outdoor spaces, pools, gardens and walking paths. Service is another major differentiator, with staff available to assist residents with everything from beach setups to everyday services. For buyers who prioritize space, privacy, service and an exceptional location, Park Lane is arguably the most prestigious condominium address in Ala Moana.
It is also worth noting that Park Lane's low-rise design means that not every residence has the same type of ocean view. The specific building, floor, orientation, and position within the property matter considerably when comparing residences.
2. One Ala Moana
One Ala Moana is the other major ultra-luxury condominium in the neighborhood and is located directly above Ala Moana Center. Completed in 2014, One Ala Moana was designed as a luxury residential tower with spacious floor plans, high-end finishes, and an extensive amenity package. One of its biggest advantages is its direct connection to Ala Moana Center, allowing residents to access the shopping center without crossing the street.
The building's design also creates excellent views from many residences. Because of the configuration of the two towers, many homes have ocean views, while others offer combinations of ocean, Diamond Head, and mountain views. One Ala Moana is generally more vertical and urban in its experience than Park Lane. You are living above one of the world's largest open-air shopping centers rather than within a low-rise oceanfront estate, and for some buyers, that convenience is precisely the appeal.
If you want luxury, substantial residences, excellent views, and arguably the most convenient shopping access in Honolulu, One Ala Moana is difficult to beat.
3. Hokua
Hokua sits at the top end of the established luxury market and has a particularly important place in the history of Kakaʻako and Ala Moana. Completed in 2006, it was one of the first true luxury condominium developments in the area and helped establish the neighborhood as a high-end residential market.
Its location on the first row along Ala Moana Boulevard is one of its biggest advantages. The building sits directly across from Ala Moana Beach Park, meaning its ocean views are considerably more protected than those of buildings farther inland. The building's distinctive V-shaped design also creates exceptional residences, with certain stacks capturing both Diamond Head and sunset views, while others offer broad Pacific Ocean views.
For buyers who prioritize location and protected ocean views over having the newest finishes, Hokua can be an exceptionally compelling option. It is also a good example of why I always encourage buyers to look at individual residences rather than simply compare buildings. A beautifully renovated, high-floor Hokua residence with an exceptional view can compete very comfortably with newer luxury buildings.
4. Nauru Tower
Nauru Tower is another established oceanfront building that offers something increasingly difficult to find in Honolulu: a true first-row location directly across from Ala Moana Beach Park. Completed in 1990, it is considerably older than Park Lane, One Ala Moana and many of the newer Kakaʻako towers, but its location remains highly desirable, and some residences enjoy beautiful unobstructed ocean and sunset views.
The building is generally positioned below Hokua in the luxury hierarchy, largely due to its age and differences in finishes, amenities, and overall building experience. However, buyers who care most about being directly across from the beach can find excellent value here. This is an important distinction in Honolulu real estate. A newer building does not automatically have a better location, and location can be extremely difficult to replicate.
5. Hawaiki Tower
Hawaiki Tower occupies another strong position along the Ala Moana waterfront. Completed in 1999, it offers a combination of oceanfront proximity, larger floor plans and established building amenities. Its location provides residents with easy access to Ala Moana Beach Park, and many residences have attractive ocean, Diamond Head or sunset views depending on their orientation.
Hawaiki generally sits below Hokua and the newer luxury buildings in terms of overall market positioning, but it can offer a compelling combination of location and value for buyers who want to be close to the ocean without paying the premium associated with Park Lane or One Ala Moana.
6. Waihonua
Waihonua is one of the newer condominium buildings in the Ala Moana and Kakaʻako area and offers a very different experience from the older oceanfront towers. Completed in 2015, the building has modern finishes, contemporary amenities, and a convenient location near Ala Moana Beach Park and Ala Moana Center. It is also close to the western edge of Kakaʻako, which makes it particularly convenient for buyers who want access to both neighborhoods.
Waihonua is not directly on the first row, so its views and future view protection differ from those of buildings such as Hokua and Hawaiki. However, higher-floor residences can still have excellent ocean and Diamond Head views. For buyers who want newer construction without moving into the ultra-luxury price range, Waihonua can be an interesting alternative.
7. The Central Ala Moana
The Central Ala Moana represents a much more accessible segment of the newer Ala Moana condominium market. Completed in 2021, the building offers modern residences directly across from Ala Moana Center.
Its positioning is very different from Park Lane and One Ala Moana. The residences are generally smaller, the building has a much larger number of units, and the overall ownership experience is more focused on convenience and accessibility than ultra-luxury service. That can actually be an advantage for certain buyers. If you want a newer building, easy access to shopping and restaurants, and a more moderate price point, The Central Ala Moana can make a lot of sense.
8. Azure Ala Moana
Azure Ala Moana is another newer building that has helped transform the area around the Keeaumoku corridor. Its location provides convenient access to Ala Moana Center, restaurants, and the growing collection of new developments in the area.
The building offers a more contemporary condominium experience, with modern finishes and amenities, but it sits at a considerably lower price point than Park Lane, One Ala Moana and Hokua. For buyers who want newer construction and proximity to Ala Moana Center without paying for an ultra-luxury address, Azure can be worth considering.
9. Sky Ala Moana
Sky Ala Moana is part of the newer wave of development around the Ala Moana shopping district and offers another option for buyers looking for contemporary condominium living. Its location near Ala Moana Center and the ongoing development of the surrounding neighborhood are major advantages.
Like the other newer buildings in this part of Ala Moana, it is more focused on accessibility and convenience than the estate-like luxury experience offered by Park Lane. Sky can be particularly interesting for buyers who want a newer building and a central location but have no need for the large floor plans and extensive private services found at the top of the market.
Why are some Ala Moana condos so much more expensive than others?
The biggest factor is location. Ala Moana has a dramatic difference between properties directly across from the ocean and those several blocks inland. A front-row building such as Hokua has a fundamentally different view profile from a building farther toward Kapiʻolani Boulevard.
For buyers who want a truly unobstructed ocean view, I would always start by identifying which buildings are actually in the first row and then look at the specific stack and floor. A building can advertise ocean views, but that does not necessarily mean the view will remain unobstructed over time.
Size is another major factor. Park Lane is a perfect example. Its residences are substantially larger than those in most newer Honolulu towers, and that additional square footage contributes significantly to its price point. The level of service and amenities also matters. Park Lane and One Ala Moana are not simply selling square footage. Buyers are paying for a particular ownership experience, including the quality of the common areas, services, privacy and convenience.
Finally, condition matters. An older building with an exceptional location and beautifully renovated interior can sometimes be more desirable than a newer building with an inferior view or less desirable floor plan.
Is Ala Moana or Kakaʻako better for luxury condo buyers?
This is one of the questions I am asked most often, and there is no universal answer. Ala Moana is particularly appealing if you want proximity to the beach, Ala Moana Center, and some of Honolulu's most established luxury condominium buildings. It also has exceptional first-row properties that can be difficult to replicate elsewhere.
Kakaʻako, particularly Ward Village, offers a much newer master-planned environment with numerous recently completed and upcoming towers, restaurants, parks and amenities. There is also considerably more choice if you want newer construction and a range of price points.
The two neighborhoods are immediately adjacent, which makes comparing them particularly important. A buyer who starts out looking exclusively in Kakaʻako may ultimately find that a building in Ala Moana offers a better combination of view, size, or value. The reverse can also be true.
The most expensive condo isn't necessarily the best condo
One of the biggest mistakes buyers can make is assuming that the highest price automatically means the best property. A $5 million residence at Park Lane offers a completely different experience from a $5 million residence in another building in Honolulu, and the same is true at lower price points.
Some buyers want maximum square footage. Others care more about an unobstructed ocean view. Some want the newest finishes and amenities, while others would rather have an established building in an irreplaceable location.
The right property is the one that gives you the combination of characteristics that matter most to you. That is why I believe building knowledge is so important when buying a condo in Honolulu. You should not simply be shown the listings that match your price range. You should understand how those buildings compare, what you are giving up by choosing one over another, and whether the premium you are paying actually makes sense.
