The Kakaʻako condo buildings that define Honolulu luxury

Kakaʻako has become one of Honolulu's most important luxury condominium markets, with an impressive range of buildings and price points concentrated within a relatively small area. From ultra-luxury oceanfront residences selling for many millions of dollars to more attainable newer condos, the neighborhood offers a very different type of property at almost every price point.

If you are trying to understand which Kakaʻako condo buildings are the most expensive, however, it is important to look beyond individual listing prices. A $3 million condo in one building can be a very different proposition from a $3 million condo in another. Location, views, floor plans, square footage, finishes, amenities, privacy, building size, and overall positioning within the market all influence value.

I have lived in Kakaʻako for more than seven years and specialize in Kakaʻako and Ala Moana condos. I spend a lot of time comparing the buildings within the neighborhood, because understanding these differences is particularly important when you are buying or selling at the higher end of the market.

Below is how I would generally position the Kakaʻako condo buildings, from the highest end of the market to more accessible price points. This is a ranking of overall building positioning rather than a ranking of individual residences, as prices within each building can vary dramatically.

1. ʻIlima

ʻIlima is expected to sit at the very top of Kakaʻako's luxury condominium market when completed, and there is a very specific reason for that. ʻIlima is being developed with Discovery Land Company, the luxury private residential club company behind a collection of exclusive communities worldwide. This is not simply another luxury condominium with a larger amenity deck. The Discovery model introduces an entirely different level of service and private-club experience to Ward Village.

The centerpiece is Mohala, an exclusive owners' club located at ʻIlima. The club will include more than 80,000 square feet of private recreational space and is designed around Discovery Land Company's signature hospitality, with dining, wellness, fitness, outdoor pursuits, family experiences, and personalized service. The result is a residential experience much closer to that of a private club or luxury resort than to a traditional condominium amenity package.

There is also an important financial distinction for buyers to understand. ʻIlima ownership is separate from membership in Mohala. Purchasing a residence does not automatically mean that you have membership in the private club or access to all of its facilities and services. Buyers who want the full Discovery experience will need to obtain the applicable membership, which carries a separate membership fee and ongoing dues. The exact membership terms and fees should always be confirmed with the developer, as they may change.

This is a major reason I place ʻIlima above Melia in Kakaʻako's overall luxury hierarchy. The two towers share the same exceptional front-row location and are being designed by Robert A.M. Stern Architects, but they are not offering the same ownership experience. ʻIlima is essentially bringing a private Discovery Land Company residential club into an urban Honolulu condominium, which is something we have not previously seen at this scale in Kakaʻako.

For buyers looking for the absolute top end of new construction in Honolulu, and who value service, privacy, exclusivity and a highly curated lifestyle, ʻIlima is likely to become the benchmark.

2. Melia

Melia shares the same exceptional front-row location as ʻIlima and is being developed as its companion tower, also designed by Robert A.M. Stern Architects. It is an exceptionally high-end condominium with large residences, sophisticated finishes, extensive amenities, and beautiful ocean and Diamond Head views.

The important distinction is that Melia is structured more like a traditional luxury condominium association. It will have an impressive amenity package and the level of design expected from a project at this price point, but it does not have the separate Discovery Land Company private-club model that distinguishes ʻIlima.

That difference is important when comparing the two. Melia gives buyers the opportunity to own an exceptional front-row residence in one of the most prestigious new developments in Honolulu, while ʻIlima adds another layer of exclusivity through Discovery's club membership, services and programming. For some buyers, that additional level of service will be a major part of the appeal. For others, Melia may actually be more attractive because they are purchasing the residence without the additional private-club structure.

I would therefore place Melia immediately behind ʻIlima in terms of overall market positioning. Both will sit above the existing luxury buildings in Kakaʻako, but they offer distinctly different ownership experiences, and buyers should understand that difference before comparing the two purely on price per square foot.

3. Waiea

Waiea is the established benchmark for ultra-luxury condominiums in Kakaʻako and has held that position since its completion in 2016. Its first-row location along Ala Moana Boulevard, directly across from Ala Moana Beach Park and next to Kewalo Harbor, is one of its defining characteristics.

The building has a relatively small number of residences compared with many of the newer towers, and the residences themselves tend to be larger. That combination of space, privacy, high-end finishes, extensive amenities and exceptional ocean views is a major reason Waiea has maintained such a strong position in the Honolulu luxury market.

While ʻIlima and Melia are expected to move above Waiea in terms of overall pricing, Waiea remains one of the most desirable completed condominium buildings in Hawaiʻi. For a buyer who wants an established building rather than a future development, it is difficult to overlook.

4. Victoria Place

Victoria Place is the newest completed ultra-luxury building in Kakaʻako and occupies another coveted first-row position along Ala Moana Boulevard. Completed in 2024, it offers the combination of new construction, exceptional finishes, extensive amenities, and ocean and Diamond Head views that luxury buyers are looking for.

One of its biggest advantages is that buyers can access a very high level of luxury without purchasing into an older building. The amenities are extensive, and the building has been designed to provide a highly serviced residential experience.

Victoria Place sits slightly below Waiea in my overall market hierarchy, although there are individual residences where the difference becomes much less significant. A particularly large, high-floor or exceptionally positioned residence can command a substantial premium.

For buyers seeking the newest completed ultra-luxury tower in Kakaʻako, Victoria Place is an obvious choice.

5. Kalae

Kalae is another of Kakaʻako's newest luxury developments and occupies a highly desirable first-row location beside Victoria Ward Park. It is being positioned at the upper end of the Ward Village market, with architecture by Solomon Cordwell Buenz and interiors by Nicole Hollis.

One of the things I find particularly interesting about Kalae is its relationship with the surrounding open space. The separation between Kalae and Victoria Place creates a more open environment around portions of the building, which is especially valuable for residences where views are a priority.

For buyers who want newer construction, an exceptional location and a residence that feels distinctly different from the larger Ward Village towers, it is a building worth understanding.

6. Launiu

Launiu is another front-row Ward Village building, but it occupies a somewhat broader position within the market than the ultra-luxury towers above it. The building offers studios through three-bedroom residences, so there is a considerable range in both size and price.

Its first-row location is one of its strongest advantages. Buyers who want an ocean-facing residence can access a location closer to the water without necessarily moving into the price range of the upcoming ʻIlima and Melia residences.

7. The Park Ward Village

The Park Ward Village sits below the front-row luxury buildings but is still one of the more desirable newer condominium buildings in Kakaʻako. Its location within Ward Village, newer construction, and relationship with the surrounding park give it a distinct appeal.

The building offers a wider range of residences and price points than the ultra-luxury buildings, making it more accessible to buyers who want the Ward Village lifestyle without moving into the highest end of the market.

For buyers who value newer construction, amenities, and the Ward Village environment but have a lower budget, The Park Ward Village can offer an attractive balance.

8. Mahana

Mahana is an interesting addition to the Kakaʻako market because it will occupy a position between the higher-end Ward Village towers and the more accessible buildings below it. It is planned as the final residential tower in the original Ward Village master plan and will front Victoria Ward Park.

Its position is particularly interesting from a view perspective, with planned view corridors between surrounding buildings toward the ocean and Kewalo Harbor. The project is being designed by Solomon Cordwell Buenz, with Tihany Design handling interiors.

Its combination of location, views, newer construction and design should make it one of the more desirable options for buyers who want a luxury Ward Village residence without moving into the highest price brackets.

9. Anaha

Anaha is one of the most established luxury buildings in Ward Village and remains a very important part of the Kakaʻako market. Completed in 2017, it is particularly well known for its distinctive architecture, high-quality finishes, and extensive amenity package.

Although Anaha is not front row, select residences have excellent ocean and Diamond Head views, particularly from higher floors. Its amenities are also a major part of its appeal, including the glass-bottom pool, fitness facilities, tennis court and private entertainment spaces.

Anaha remains a premium building and can offer very compelling value for buyers who want luxury finishes, generous floor plans and extensive amenities without paying the premium associated with the newest front-row developments.

10. Kōʻula

Kōʻula is one of the newer buildings in Ward Village and occupies a strong position within the broader luxury market. Completed in 2022, it offers a wide range of housing types, from studios to three-bedroom homes.

Its newer construction, amenities, and location make it particularly attractive to buyers who want the Ward Village lifestyle but do not necessarily need to be in one of the neighborhood's most expensive buildings.

There is also considerable variation between residences within Kōʻula. Larger units and those with particularly desirable views can command significantly more than the entry-level residences, which is why it is important to compare the specific property rather than simply the building's average price.

11. Aeʻo

Aeʻo is another established Ward Village building that offers a more accessible entry into the newer luxury market. Completed in 2018 and located directly above Whole Foods Market, it has one of its biggest advantages.

The building is convenient to restaurants, shopping, and open spaces throughout Ward Village, while its amenities and newer construction appeal to buyers seeking a contemporary condominium lifestyle.

Certain high-floor or particularly desirable residences can still command a substantial premium. For buyers who prioritize convenience and want to be in the heart of Ward Village, it can be a very attractive option.

12. Aʻaliʻi

Aʻaliʻi occupies a different position from the buildings at the top of this list. It was designed to provide a more accessible entry into Ward Village while still offering the benefits of a newer building, modern amenities, and a central location within the community.

The building has a large number of residences and includes both market-rate and reserved housing units, which contributes to a broader range of price points.

For buyers who want to live in Ward Village but have a more moderate budget, Aʻaliʻi offers an attractive combination of location, amenities, and newer construction.

13. Ulana

Ulana is positioned further toward the attainable end of the Ward Village market. Like Aʻaliʻi and Ke Kilohana, it includes a significant number of reserved housing residences and was designed in part to provide more accessible housing within the master-planned community.

That does not mean the building lacks the benefits of living in Ward Village. Residents still have access to the neighborhood's parks, retail, restaurants and overall walkability, while the building itself offers modern construction and amenities.

Its market positioning is simply different from the luxury towers at the other end of the neighborhood. For buyers who are focused on value and access to Ward Village rather than ultra-luxury finishes or expansive ocean views, Ulana is a great option.

14. Ke Kilohana

Ke Kilohana sits at the most accessible end of this particular Ward Village hierarchy. Completed in 2019, it was the first reserved housing tower in Ward Village, with the majority of its residences originally priced to serve local households within specified income ranges.

The building offers one-, two-, and three-bedroom residences, along with amenities and easy access to everything that is developing around Ward Village.

Ke Kilohana is therefore very different from a building like ʻIlima or Waiea, but that is precisely why it is an important part of the Kakaʻako condominium market. The neighborhood is not simply a collection of luxury towers. It offers housing across a much broader range of price points.

Why are some Kakaʻako condos so much more expensive than others?

The biggest mistake I see buyers make is assuming that a building's age tells you everything you need to know about its value. It does not.

Location is one of the biggest factors, particularly when you are comparing front-row buildings with those farther inland. An unobstructed ocean view can command a significant premium, especially when it is difficult to replicate or protected from future development.

Size is another major factor. A large residence with a thoughtful floor plan, generous outdoor space and multiple parking stalls can be worth considerably more than a smaller unit in a building with a higher overall reputation.

Privacy, the number of residences, amenities, finishes and the level of service also contribute to a building's positioning. At the very top of the market, buyers are often paying for a combination of all of these things rather than any one feature.

The most expensive building isn't necessarily the best value

This is particularly important if you are shopping in Kakaʻako with a significant budget. You could spend $3 million on a residence in several different buildings and end up with a completely different property depending on where you buy.

One buyer might prefer a smaller residence in an ultra-luxury building with exceptional service and a front-row ocean view. Another might prefer a larger residence in a slightly less expensive building with more square footage and a different view.

Neither is automatically the better investment or the better lifestyle choice. It comes down to what matters most to you and how the property compares with the alternatives available at the same price.

This is where having someone who understands the buildings on a granular level becomes important. I do not think buyers should simply ask, "What is the most expensive building?" The better question is, "What am I getting for the premium, and is it worth it to me?"

Where can you find the best value in Kakaʻako?

There is no single building that represents the best value for everyone. If you want an established ultra-luxury option, Waiea is difficult to overlook. If you want the newest completed luxury tower, Victoria Place is compelling, while Kalae and Launiu offer newer front-row opportunities at different price points.

Mahana will add another interesting option, particularly for buyers who want newer construction and protected views without moving all the way into the ultra-luxury category. Anaha remains one of the strongest established luxury buildings, while Kōʻula, Aeʻo and The Park offer different combinations of newer construction, amenities and price.

Further down the market, Aʻaliʻi, Ulana and Ke Kilohana provide opportunities for buyers who want to live in Ward Village without the price tag associated with the luxury towers.

The key is not simply finding the cheapest condo or the most expensive building. It is understanding where your money is going and which characteristics are most likely to matter to you over the long term.

Buying or selling a condo in Kakaʻako?

The higher you move into the Kakaʻako market, the more important building-specific knowledge becomes. A $1 million condo and a $5 million condo are evaluated very differently, and even within the same building, two residences can have dramatically different values based on their floor, stack, view, size, condition, and parking.
